A large developer has submitted plans to build 49 flats in Surbiton.

Knight Frank’s planning application, which was was validated last week by the council, proposes a four-storey block of apartments, one level of which will be setback, as well as a basement with 30 parking and 84 cycle spaces.

Currently there is a former NHS day centre for the elderly on the site by South Place and Warwick Grove, which the developer plans to demolish.

The proposals include 17 one-bed apartments, 22 two-beds and 10 three-beds.

Knight Frank estimates the average cost of a one-bed will be £372,647, a two-bed will be £493,182, and a three-bed will be £487,347.

The entire development is expected to cost more than £16 million.

The market report includes a breakdown of the costs- £193,696 for demolition, £2,365,000 for the basement, £11,616,767 for the apartments, £524,104 for landscaping and £1,469,957 set aside for unplanned events.

According to the financial viability report, 12 per cent on-site affordable housing “is the maximum reasonable level that the scheme can afford in order for the applicant to be able to deliver and implement a deliverable viable scheme”.

The developer expects to sell 1.5 to two units per month after they go on the market, “on the basis that the units are efficiently sized and appropriately prices”.
